It?s amazing how many times I have been asked to send only Lake Tahoe Foreclosures listings to one of ?my clients when there are awesome homes for sale, competitively priced, ?that are neither Bank Owned or in the Short Sale process. The reason you will find homes for sale that will compete with bank owned homes is because they have to sell and they are not upside down. For example, a death in the family may force the estate to sell their home. In this market in order to sell your home you have to establish the listing price at or below the competition, and guess what the competition is? Bank owned, short sales, and other highly motivated sellers with market savvy. Now lets take it one step further, lets say you need to sell quickly. Obviously the key motivator to insure a quick sale is a very low listing price, below current market, and now you have a listing that is not a bank owned, short sale, or some other kind of distress property sale that is a great opportunity for Lake Tahoe home buyer?s. If you are a Lake Tahoe Real Estate buyer, don?t limit your choices to only bank owned homes for sale.
